According to the Real Estate Trends Report from the Appraisal Society the average price of houses in Spain experienced an annual average increase of 5.5% in 2018, standing at 1,613 / m2. In the second half of the year, the average price increased by 2.7%.

In this way, by provinces, the Balearic Islands experienced an annual increase of 10.7%, followed by Madrid with a rise of 9% and Barcelona with 8.9%. The smallest increases were registered in Salamanca, with an increase of 0.3%, followed closely by Teruel, with a growth of 0.4%.

The highest average price in the second semester of 2018 has been registered in the province of Barcelona (2,607 / m2), followed by Guipúzcoa (2,429 / m2), while the lowest are in Badajoz (860 / m2) and Ciudad Real (875 / m2).

By Autonomous Communities, in the last year, the largest annual increases have occurred in the Balearic Islands with an annual increase of 10.7%, followed by Madrid with an annual increase of 9.0% and Catalonia, which registered a rise of 7, 8% On the other hand, the smallest annual increases were recorded in Extremadura and Cantabria, with increases of 1.0% and 1.3% respectively, followed by Asturias with an increase of 1.6% and Castilla y León with a 1.8 %.

As for the half-yearly evolution by Autonomous Communities, according to the Appraisal Society, all have experienced an increase in housing prices. This growth is led by the Balearic Islands with 5.3%, Madrid with 4.7% and Catalonia with 3.3%.

It is the percentage in which the Real Estate Confidence Index of the Valuation Company has been placed, which has registered a noticeable decrease in the first quarter of 2019, marking a decline compared to 57.0 points at the end of 2018. By Autonomous Communities, only La Rioja manages to exceed 60 points (60.2). The following communities, with respect to the evolution expectations of the sector, are Madrid and the Basque Country, both with 58.7 points.

Considering the annual variation by province capitals, the behavior of prices in the two major reference capitals has not been the same during the last year, being able to appreciate that, while prices in Barcelona have been growing at an increasingly higher rate soft, going from 14.4% at the end of 2017 to 10.3% at the end of 2018, the progression of Madrid is the opposite, going from 8.3% at the end of 2017 to 11.4% at the end of 2018. The same phenomenon of acceleration is observed in Palma de Mallorca (from 10.5% to 13.25%) and Malaga (from 3.6% to 8.17%), the latter experiencing the greatest acceleration in the increase.

In the rest of the provincial capitals, the variations in value have been discrete, showing three cases in which there is a slight reduction in value: Teruel (-1.7%), Salamanca (-0.3% and Lugo (- 0.6%).
