The property manager, the great mediator
A farm administrator, also known as a community administrator, community manager or farm manager, is a professional who manages, at the request of the owners of rural or urban farms, or by the decision of a board of owners, the financial, legal and technical matters necessary for their maintenance and economic management.
Professional recognition in the sector
The Supreme Court has recently published a ruling in favour of the professionalization of the schools and the figure of the administration of farms to promote the professional association and, therefore, provide improvements to the profession and to the communities of neighbours that are under the Guardianship of this sector.
The Judgment, dated 08/11/2016, of the Supreme Court, shows that only professionals who are part of the Association of Property Administrators are farm administrators. According to Decree 693/1968, dated April 1, which establishes the National Association of Farm Administrators, it will be an essential requirement to be registered in the professional corporation created by this decree.
In the activity of property managers, it is customary to designate the services of those professionals who understand the government and the conservation of assets; advice on issues related to real estate and very specifically to the management of communities of owners in a horizontal property regime.
Discussions and conflicts with neighbours are one of the problems that almost all the owners have gone through. The accumulation of tensions, disagreements, bad practices and hostile behaviour can result, not only in a confrontation but also in an alteration in living with the rest of the residents of the community.
In these situations, the role of the administrator plays a fundamental role. He or she will be the one who must intervene between both neighbours, mediate and achieve a consensus that pleases everyone. This task is not easy. In addition, this type of dispute can involve the community with an economic cost for the management and resolution of the problem since it will involve additional efforts, time and money.
However, it is in this type of situation when the residents of the community will see the capabilities of their administrator since only a professional prepared in the matter and aware of their role in the community, will be able to perceive the depth of the conflict and act properly about him.
Locate real and appropriate solutions
Through mediation, the administrator will act as a guide in the search for a solution taken by those who make up the confrontation. He will be responsible for the meeting and will ensure that the objectives set out in it are achieved.
Its effectiveness is more than proven since there is always a greater willingness of the parties to accept what has been reached through consensus, compared to what is imposed by a third party. It should be noted that the agreements adopted cannot go against the decisions taken at the neighbourhood council, nor can they affect owners other than those involved.
One of the points that has given so much relevance to this method is its effectiveness in overcoming and preventing difficulties related to issues such as coexistence between neighbours or problems with neighbouring communities.
