In September, the last month analyzed by the ‘Instituto Nacional de Estadística’ (national institute for statistics), 1287 properties were sold in Malaga province, according to a report issued earlier this week.

Apartments Marbella 300x225 - Property Sales in Málaga Province Increase in SeptemberWhile this figure is fractionally smaller than at the same time last year (by a mere 11 sales), Malaga has seen twice as many properties sold as in Aragón and as many as in Galicia, Castile and Leon and Castile and La Mancha put together. The province has the most house sales in the whole of Andalucía and is only overtaken nationwide by those in Madrid, Barcelona, Valencia and Alicante.

This positive figure, when added to the growth in sales of the previous two months compared to the same time last year, is a great relief in the current harsh economic climate.

One of the deciding factors involved in buying a property this year, apart from falling prices, is the fact that next year tax relief on mortgages is to be removed. Additionally VAT is set to rise significantly in January, from four per cent up to 10 per cent.

This project was developed in Gandia, a town with a population of 75,000 to the south of Valencia. The aim was to develop a hybrid project that would function essentially as a student residence while meeting the requirements of social housing, with the corresponding standards and characteristics.

The proposed programme includes 102 apartments for young people, 40 apartments for senior citizens, and a civic and social centre for the town council. The most interesting question from a programmatic point of view is the provision of shared spaces in the apartments for young people, which is in effect a new version from the traditional residence for young people.

The fact is that the idea of sharing spaces is fully compatible with the goals of social and environmental sustainability, grounded as it is on the principle of ‘doing more with less’: that is, offering people more resources through the mechanism of sharing.

All is not lost: they say that the end of the property crisis is coming from the East, where Spain offers sunny weather, good services, excellent communications and now, cheap housing too. This has become a land of opportunity for a certain type of foreign client with money in their pockets. Mortgage loans may have dried out, but that does not matter; these customers pay in cash.

Spanish Pavilion Design presents a modern architecture with display a splurge color exterior and colorful interior. This pavilion display at the Floriade 2012 in Venlo, Netherlands which is a wonderful architecture design from designer Pulgon Diseño.

Made of recycled materials like fruit boxes, planks and some rest of the building materials, this pavilion brought go-green concept. Cradle to Cradle is the idea which the designer believes that every originate smaterial from nature must finish up as a natural part of it as well. And in the process Pulgon Diseño has created a green structure that is visually distinctive and strikingly vivid from materials that have mostly been discarded as waste.

Spanish Pavilion design is a example of a sustainable design that is both flowing in its appearance and fully functional. The structure was designed to highlight the importance of organic products and how various things and materials in nature can be used and reused for construction. An amalgamation of multitude of materials and colors, the Spanish Pavilion seems like a natural structure that just sprung out of the ground and has a very “natural” feel to it.

A Spanish developer has come up with a novel way of increasing property sales by building a new project with Chinese style buildings aimed specifically at Asian buyers.

feng shui bedroom 300x225 - Feng Shui Used To Attract Asian Buyers to SpainGrupo MAIN has unveiled its development of 22 homes in Fuenlabrada, an industrial suburb 17 miles south of Madrid, that is built in a Chinese style courtyard with pavilion, ponds and an entrance gate topped with a roof reminiscent of a Far Eastern temple.

‘The Chinese have a saying; crisis is synonymous with opportunity. We’re building for the Chinese because they are a very wealthy community in Spain and the rest of the world,’ explained Jose Parra, chief executive of the Spanish developer.

His company believes that expat Chinese will want to buy the homes designed using feng shui, a system designed to maximise positive energy flow. It has been known for Chinese buyers to reject a property on the advice of feng shui practitioners.

The Contemporary Art Museum of Castilla y León (MUSAC) is located in León (Spain). It is a set of autonomous, interconnected exhibition rooms enables exhibitions of different types and sizes to be created; each irregularly shaped room constructs a continuous, yet spatially separated space which flows into other rooms and patios, providing longitudinal, transversal and diagonal vistas.

500 Prefabricated beams close off a series of spaces characterized by systematic repetition and formal expressiveness. Outside, the concave shaped public space accommodates different activities; a place surrounded by huge colored panels of glass and acts a place of personal intercommunication.

Inside, a great expanse of continuous, yet distinctive, spaces dotted with patios and large skylights gives rise to “an expressive system that communicates the interests art and architecture share: the contemporary manifestation of the variable and the perennial, the different and the same, the universal and the transitory, as an echo of our own diversity and equality as individuals.”

There is a town in the province of Cádiz (Spain) where nearly half of the nearly 80,000 residents live in illegal homes. Even the city planning councilor lives in one of them.

This town is Chiclana, and it is trapped in a legal limbo that has forced it to return to a planning regulation dating from 1987 because the courts canceled all its later zoning plans and it cannot grant any new first occupancy licenses, a legal requirement in Spain.

The party's program included a request for amnesty for their homes, fine reductions and a chance to rejoin legality at a minimum cost.

Nobody knows how it all began, or who took the first step. Chiclana progressively grew while authorities turned their eyes away from the fact that walls were going up on rural land, flood zones and protected areas. Within the walls, homes were built. And people came to live in these homes.
