The 18th century building known as the Casa del Rey Moro (the House of the Moorish King) in Ronda (Malaga), looks set to becoming Ronda’s first luxury hotel, sooner or later. The property is currently in the hands of a German businessman who bought it armed with plans for a top hotel with innovative features.

Indeed the Casa del Rey Moro is included as one of the star features on the tour of local monuments; but it looks like it could fall down any minute.

Now the building has attracted more investors prepared to buy it, restore it and turn it into a five star hotel. The current and future urban development plans both allow the site to be used for tourist accommodation.

Interest has apparently increased since the Town Hall announced that it would apply for the Junta de Andalucía to list the building as a BIC, a ‘Bien de Interés Cultural’ (an asset of cultural interest), which would guarantee its protection as historical heritage.

The local councillor for Planning, Daniel Harillo, explained that the authority’s aim was to put pressure on the current owner, Jochen Knie, to carry out urgent work on the house, or face a possible compulsory purchase order in the future.

“We want to protect one of our town’s most valuable monuments”, said the councillor who stressed that Knie already faces a 60,000 euros fine for not keeping the building in line with safety regulations.

The German had previously announced an investment of 21 million euros to restore the property, set up a five star hotel and a mini-congress centre, even making part of the Guadalevín river navigable through the Tajo gorge. The scheme would create 50 jobs directly and an estimated 150 posts indirectly. The project has changed, however, and Knie’s latest plans centred around a venue for private functions with accommodation possibilities.

While authorities and business owners endeavour to find a way of bringing the Casa del Rey Moro back to life, the condition of the building is gradually deteriorating. It needs urgent work to make the façade and the structure safe and to prevent the roof leaking.

OmasC arquitectos designed a functional and bright house, ideal for families, nearby the sea, on the Northern Coast of Spain. Marking the boundaries between public and private, a large wooden gate serves as an entrance. A narrow paved alley meanders through the green courtyard and then it stops. You’re at the entrance. As your steps wriggle on the alley and search for imposing details, the house raises on a small plot of land, luring you to step inside. The architects played with volumes and different angles and eventually completed a residence that houses a kitchen, a living room and a dining room on the ground floor and three bedrooms on the first floor.

The inside is welcoming, as expected. The wide windows adorned with translucent blinds surprise with their omnipresence. Each room is flooded by the natural light, creating through such a simple detail, an optimistic and luminous space.

The Cabinet on Friday approved a reform of the Coast Law extending an amnesty for the owners of beachfront properties that would otherwise have to be demolished.

Owners of properties that were in breach of the current legislation, many of them foreigners, were given a 30-year concession of use that was due to expire in 2018.

It also established four-year concessions for beach bars and restaurants.

The surface easement limits, or protection areas, for rivers could be reduced from 100 meters to 20 meters.

The text of the draft reform said the current legislation “has tolerated outcomes that are not acceptable in environmental terms,” adding that “time has consolidated certain situations,” and that the law has “prompted mistrust and uncertainty.”

“The aim of the reform is to avoid the risk of homeowners losing their property rights in the short term, and particularly bearing in mind the difficulties this could create for foreigners,” the text also says.

The building is conceived as a large canopy opened to the whole city to gather anyone who may need to shelter there. This canopy is supported by a series of ovoid plant parts holding different elements of the requested functions, which are treated as independent modules able to be used separately with whole autonomy, regulated and controlled by the direction of the Factory movement. The activities taking place below are covered from rain and sun by the big canopy, acting like a big termical one meter thick cushion, so that there will be no need to use air conditioning.

The roof is understood, and extends, like a light cloud, protective, translucent; constructed with a three-dimensional mesh structure 1 meter thick covering different levels. This canopy will rest on steel columns placed in the perimeter of the supporting ovoid elements up to the highest level, where it joins the Climbing Walls structure made with the same three-dimensional mesh. The whole proposal stands on a basement five feet tall so that the sensitive historical Roman base of the city of Mérida remains untouched.

Around 56% of British people enquiring about the Spanish property market are actively interested in purchasing opportunities according to a study by Spanish real estate agent Inmoaction with 27% of respondents commenting that they would buy a second home in the country.
