Hotel Viura is a contemporary accommodation unit located in Villabuena de Álava in the Rioja Alavesa, Spain. Its modern architecture strongly contrasts its village landscape and form an interesting duo with the neighboring 17th century church.

Envisioned and implemented by Spanish architects Designhouses, the hotel’s appearance is surprising to say the least.

According to the official project description, the building is “composed of whimsically superimposed cubes that seem to surge forcefully from the center of the earth” and “punctuated by French windows that flood the rooms with views of the relaxing scenery“.

Banco Santander earnings hit by real estate provisions 1

Banco Santander’s net profit in the first nine months of the year plunged 66 percent from the same period a year earlier to 1.804 billion euros, as Spain’s leading bank stepped up provisions for its exposure to the ailing domestic real estate sector.

Santander said Thursday that in compliance with government decrees issued in February and May of this year it had charged a net 3.476 billion euros against earnings for potential losses from real estate assets, 90 percent of the requirements dictated by the decrees.

The bank said it had reduced its exposure to the real estate sector from 42.5 billion euros at the end of 2008 to 26.5 billion as of the end of September.

Spain has been granted a loan of up to 100 billion euros to clean up the balance sheets of its banks because of their exposure to the property sector, which went into a tailspin around the start of 2008 after a giddy decade-long boom. The government is setting up a bad bank to absorb up to 90 billion euros in toxic assets from the country’s banks, mainly related to the real estate sector.

The Oscar Niemeyer International Cultural Centre or Centro Niemeyer (Spanish: Centro Cultural Internacional Oscar Niemeyer), (popularly known as el Niemeyer), is the result of the combination of a cultural complex designed by the Brazilian architect Oscar Niemeyer and an international cultural project. The center is located on the estuary of Avilés, Asturias (Spain). It was inaugurated on the 26 of May 2011.

The architect described the Niemeyer Centre as "An open square to the humankind, a place for education, culture and peace".

It is possible to see the buildings from different places, even from the air. Its size and white, red and yellow colours highlight its location in the landscape of the town.

Oscar Niemeyer's vision is based on three pillars: education, culture and peace. The Centro Niemeyer tries to be a magnet for the three elements. The Niemeyer Centre also tries to combine international and national products.

Spain is looking for Norwegians property buyers

Swedish property buyers have become the target of a new property sales drive on Spain’s Costa del Sol after a conference headed up by Malaga real estate representatives in Stockholm earlier this month decided they would push to sell 40,000 properties to the Swedish market.

Tourism director Elias Bendodo and tourist board manager Arturo Bernal liaised with Swedish promoters at the Living Costa del Sol conference in Stockholm drawing up a new deal to encourage Swedish, Norwegian, Finnish and Danish property buyers to purchase holiday or second homes on the Costa del Sol.

On the other hand, plans were recently unveiled by health chiefs to turn the Andalucian city of Malaga into a prominent destination for global healthcare by drawing patients to clinics and hospitals where some of the best surgeons reside.

Exit Architects have brought light into a 19th century prison by replacing the roof with a zink steel cover full of skylights.

Situated in Palencia, Castilla y León, a city in northern Spain, the historic Neo-Mudéjar brick building has been transformed into a civic centre. The new dynamic hub combines both ancient and modern walls. Exterior walls of the four existing structures were retained and extended with five pavilions. The entire unit is crowned with stepped roof units to guarantee light-infused interior spaces.

Controversy around the house of the Moorish King in Ronda (Málaga)

The 18th century building known as the Casa del Rey Moro (the House of the Moorish King) in Ronda (Malaga), looks set to becoming Ronda’s first luxury hotel, sooner or later. The property is currently in the hands of a German businessman who bought it armed with plans for a top hotel with innovative features.

However so far the project has failed to see the light and the building stands neglected, gradually deteriorating before the uncomprehending eyes of thousands of tourists. Indeed the Casa del Rey Moro is included as one of the star features on the tour of local monuments; but it looks like it could fall down any minute.

Now the building has attracted more investors prepared to buy it, restore it and turn it into a five star hotel. The current and future urban development plans both allow the site to be used for tourist accommodation.

Interest has apparently increased since the Town Hall announced that it would apply for the Junta de Andalucía to list the building as a BIC, a ‘Bien de Interés Cultural’ (an asset of cultural interest), which would guarantee its protection as historical heritage.

The local councillor for Planning, Daniel Harillo, explained that the authority’s aim was to put pressure on the current owner, Jochen Knie, to carry out urgent work on the house, or face a possible compulsory purchase order in the future.

“We want to protect one of our town’s most valuable monuments”, said the councillor who stressed that Knie already faces a 60,000 euros fine for not keeping the building in line with safety regulations.

The German had previously announced an investment of 21 million euros to restore the property, set up a five star hotel and a mini-congress centre, even making part of the Guadalevín river navigable through the Tajo gorge. The scheme would create 50 jobs directly and an estimated 150 posts indirectly. The project has changed, however, and Knie’s latest plans centred around a venue for private functions with accommodation possibilities.

While authorities and business owners endeavour to find a way of bringing the Casa del Rey Moro back to life, the condition of the building is gradually deteriorating. It needs urgent work to make the façade and the structure safe and to prevent the roof leaking.

Modern design in a private house in Northern Spain 3

OmasC arquitectos designed a functional and bright house, ideal for families, nearby the sea, on the Northern Coast of Spain. Marking the boundaries between public and private, a large wooden gate serves as an entrance. A narrow paved alley meanders through the green courtyard and then it stops. You’re at the entrance. As your steps wriggle on the alley and search for imposing details, the house raises on a small plot of land, luring you to step inside. The architects played with volumes and different angles and eventually completed a residence that houses a kitchen, a living room and a dining room on the ground floor and three bedrooms on the first floor.

The inside is welcoming, as expected. The wide windows adorned with translucent blinds surprise with their omnipresence. Each room is flooded by the natural light, creating through such a simple detail, an optimistic and luminous space.
