Residential tourism on the Costa del Sol is recovering from the crisis which hit after the real estate bubble burst in 2008. The increase in sales of properties to foreign buyers is now a fact. Figures for the first six months of this year show that the number of transactions carried out by non residents has exceeded those in 2007, the year before the property market went 
into depression. The president of the Costa del Sol Tourist Board, Elías Bendodo, and José Prado of the Association of Constructors and Developers of Malaga, report that between January and June 4,739 properties in the province were bought by foreigners. This is considerably higher than the 3,506 in the first half of 2007 and is even 45 per cent higher than in the same period of last year.
One result of the positive news is that the Tourist Board and Constructors’ Association are continuing with their ‘Living Costa del Sol’ project which aims to reduce the stock of unsold housing in the area, as it is believed to have contributed to the positive figures.

A privileged area, surrounded by greenery, nothing to block the view, very few neighbours, top quality and an innovative design. These are the characteristics demanded by the new 
property market which is being reborn on the Costa del Sol. The macro-developments, all looking the same, which mushroomed along the coast during the boom years, have been left behind.
Following the crisis the sector is starting to reactivate, thanks to projects which are based on luxury: residential complexes with a very few, very exclusive properties which are, logically, designed for those with ample budgets.
In Marbella, several of these are to be found now. Avenida Príncipe Hohenlohe, otherwise known as the Golden Mile, and Sierra Blanca are the main attractions for investors, many of whom bought land some time ago but were reluctant to build on it because of the plunging property market. Now, signs for show houses are reappearing and off-plan sales are becoming a reality once again.

Sierra Blanca Estates proposes to build The World Marbella on land where it had planned one of the skyscrapers that were rejected at the beginning of this year.
The five continents will no longer be represented in Marbella solely by the residents who hail from all over the world. Europe, America, Asia, Africa and Oceania, will give their names to the five sections of a new real estate development, a ‘microworld’ that will boast innovative design, top-of-the-range materials and as many services as residents could ask for.
The World Marbella is the name of Sierra Blanca Estates’ new project to be built on the site just metres from the Golden Mile where they had envisaged building one of the infamous skyscrapers that ended up being rejected by residents and council at the beginning of this year.
The scheme is attractive on paper and a select group of real estate firms are already showing it to potential clients - but only those who might be able to afford the between 1.3 and 3.4 million euros that these exclusive apartments are going on sale for.

Real Capital Solutions (RCS) is one of the leading American private capital investment companies specialising in property and the re-capitalisation of investment portfolios of developments that are ‘in difficulty’.
Based in Colorado, this extremely successful business is now moving in on Marbella as it begins its expansion into Europe.
The plans for the company, now on Malaga soil, are to invest an estimated 200 million euros into property development in the area within the next four years. The firm has already paid out 15 million euros in the purchase of two housing developments that were in the hands of Spanish banks. The new division of the company, RCS Spain, has acquired Cosmo Beach (between San Pedro and Estepona) and Valley Heights (on the outskirts of Benahavís). This area is better known to investors as the ‘Golden Triangle” (Marbella - Estepona - Benahavís).
Taylor Cox, Partner at RCS, reveals how 14.95 million euros will be invested into both projects (consisting of around 100 properties), which includes the maintenance costs and the down payments.
