Award-winning sustainable residential complex offers affordable, energy-efficient homes
The only residential complex in Europe to be given an LEED Platinum certificate, one of the most prestigious sustainable building certifications in the world, is in the Madrid dormitory town of Tres Cantos.
In June, the USGBCI (US Green Building Council Institute) awarded the cooperative of developers behind the project, Arroyo Bodonal, with the international diploma, recognizing its ecological credentials and ushering it into a club of 21 Spanish buildings with LEED certification, including properties owned by multinationals such as Zara, Repsol and Iberdrola, as well as several public buildings and universities.
Consisting of 80 resource-efficient apartments, Arroyo Bodonal was begun 13 years ago and is now inhabited by 225 people, mostly in the 33 to 43 age bracket, who have paid between €127,000 and €350,000 for a home there.
Modestly priced, the project has succeeded in exploding some of the myths surrounding sustainable construction, while reopening the debate over whether building green homes is a viable option in Spain.

Developer is planning to build the European Union’s tallest skyscraper in Madrid
A developer is planning to build the European Union’s tallest skyscraper in Madrid.
The 70-floor building would go up in the Chamartín district of the capital, and be part of a larger six-tower complex planned by Distrito Castellana Norte (DCN), has said company CEO Antonio Béjar.
The new buildings are slated for construction near four existing skyscrapers known as Las Cuatro Torres, whose 52-floor Torre Cristal, standing at 250 meters, is currently Madrid’s tallest tower.
Béjar said that the project “will redesign the city’s skyline and place Madrid among the main European capitals.”
According to Béjar, the six new towers “make up a balanced and sustainable urban setting.”
Béjar said the project has all necessary authorizations and technical approval reflected in 48 favorable reports. But it still lacks a municipal license. Béjar said that his company has not sent an ultimatum to city authorities, but that he hopes to get a reply before the end of this year.

Wanda Group still wants to refurbish Edificio España
Madrid Mayor Manuela Carmena has said that the Chinese-owned Wanda Group still wants to refurbish the capital’s landmark Edificio España building and that it will 
continue working with City Hall to come up with a viable solution to doing so without demolishing its protected façade and flanks, as the group had originally wanted.
The announcement, which came following a meeting between the leader of the leftist Ahora Madrid bloc and Wanda’s head in the capital, Michael Qiao, on Tuesday, contradicts recent reports initially published by Cinco Días newspaper saying that Wanda had on Sunday told Carmena that it was pulling out of the project.
The mayor denied that such a weekend meeting had ever taken place.
According to municipal sources, Wanda chiefs have communicated their intention to continue with the project and a “new round of negotiations” has been opened with City Hall technicians to solve the problems.

Property sales in Málaga reached in 2015 their highest level since 2008
Figures published by the Spanish Statistics Institute (INE) confirm that market recovery is well under way and that sales activity now lies at levels on a par with those at the start of the crisis.
In Málaga province last year, 24,705 properties were sold, the highest figure since 2008. 2015 saw an increase of 11 per cent in sales and was the third consecutive year of growth. The Málaga property market has been growing since 2013 while national and regional recuperation did not start until 2014.
The rise of 11 per cent for last year in Málaga does, however, mark a slight slow down in recovery when compared to the 14 per cent growth in 2014. But experts point out that this is because high increases are easier when initial figures are very low.

Torremolinos gives green light to largest leisure park in Andalucía
The largest leisure park in Andalucía was given the go-ahead by Torremolinos council on Tuesday when the new town planning regulations (PGOU) were approved almost unanimously.
The giant leisure park, built and developed by Intu Properties, will include shops, restaurants, a dry ski slope and large pool with surf waves. The chosen location will be the area between the Palacio de Congresos and the motorway.
Direct investment in the new leisure park is expected to reach 650 million euros. A further 550 million euros will be invested indirectly.

The surge of interest in land purchasing and development projects
For the first time in years, the Costa del Sol is beginning to see a new wave of development projects. The renewed confidence that investors have in Marbella’s property market is becoming apparent. Not only can it be seen in the appearance of cranes and billboard adverts overhead, but in the growing demand for land, particularly good plots in the best locations with the best views. This is becoming the Costa’s new luxury product.

Rise in Property Sales in Spain
Property sales in Spain increased by 12.6% in May compared with the previous month, with the Balearics seeing the biggest increases, according to the latest data from the National Statistics Office.
The data also shows that new home sales were down 8% from a year earlier and second hand homes up by 16% which could be good news for those who have been unable to sell.
The biggest annual increases in May were in the Balearics with a rise of 33.1, Cantabria was up 30.4%, Andalucia was up 10.7% and Catalonia was up 3.1%.
The biggest decreases were reported in Castilla-La Mancha with a fall of 15.2%, Galicia with a fall of 6% and Comunidad de Madrid was down 5.5%.
Meanwhile, the latest figures from the General Council of Notaires shows a sharp rise in the number of Chinese buyers in Spain, suggesting that they are responding to the golden visa rules which grant citizenship to non European Union nationals who invest a minimum of €500,000 in real estate.

Seeking a solution to the problem of illegal homes in La Axarquia
To find solutions for properties built on land not zoned for construction but which has been subject to subdivision and can therefore not be included in Decree 2/2012 which relates to making properties legal, and those properties for which the works licences have been annulled. These are two of the objectives of the 
Save Our Homes Axarquía association – Salvemos Nuestras Casas en la Axarquía (SOHA) in Spanish - which is formed by about 400 foreign residents who own illegal properties, in a series of meetings it has begun with the Junta de Andalucía’s general planning directorate to look for solutions to the problems of illegal houses.
The president of SOHA, Philip Smalley, who is also a Partido Andalucista councillor in La Viñuela, and the association’s secretary and town planning councillor in Alcaucín, Mario Blancke, had a meeting on 19th June with the general director of the planning directorate, Rafael Márquez, to discuss the problem of houses which have been built on land not zoned for construction which had been illegally subdivided. According to article 185.2 of the Law of Urban Planning of Andalucía (LOUA), there is no time limit after which the authorities can no longer demand that the land be returned to its legal state and this means that the owners cannot hope to make their properties legal.
