This Spanish proposal, for a mobile home that is prefabricated and lifted into position, is an elegant exploration of an idea that is well tested, but which has had its ups and downs over the years.

One of the interesting things about this design, known as ÁPH80 and designed by Ábaton Architects, is that the internal spaces do not feel like a caravan. From the exterior the building feels more like a small and abstracted house, than a portable cabin. It looks sculptural and bespoke.

House prices in Spain will continue to fall during 2014 and bottom out in 2015 when the demand for housing is likely to improve, according to a new analysis of the nation’s residential real estate market.

1266003 30281 2 300x225 - House Prices Keep Falling in 2014The report from Fitch Ratings points out that according to figures from the Housing Department the Spanish house price index (HPI) reached a peak year on year decline of 10% in December 2012 and fell by an additional 2.3% by the third quarter of 2013 which means that overall, the HPI has fallen by almost 30% since the onset of the financial crisis.

Despite the deceleration of house price decline, Fitch predicts that prices will continue to fall during 2014 and bottom out in 2015. It says that the house price decline will be driven by an estimated property overhang of above one million units.

The report also points out that during 2013 banks become increasingly willing to offload retail residential assets at deep discounts. Fitch expects this trend to continue, which, combined with the initiation of the commercial activity by the asset management company SAREB in the middle of 2013, will continue to put significant pressure on house prices.

The Spanish housing market remained locked in a trough in 2013, six years after a massive property bubble burst.

23671122 1251066 foto 872872 - House sales fall for third year in a rowAccording to figures released by the National Statistics Institute (INE), the number of homes sold last year, excluding public housing schemes, fell 1.2 percent from a year earlier to 276,600 after falling 11.3 percent in 2012 and 18.2 percent in 2011. During the height of the boom over 800,000 houses were exchanged in a year. In December alone sales fell 11.0 from a year earlier to a new monthly record low of 18,619.

The only respite the market has had since boom turned to bust was in 2010 when sales increased 4.8 percent, driven by the purchase of new homes before the introduction of a hike in value-added tax.

Since Marbella Town Hall approved modifications to local planning restrictions to allow the construction of skyscrapers in the municipality, so far only one project has been put forward. 4476854 1121096 foto 890638 300x171 - The Construction of a Skyscraper in Marbella, Malaga (Costa del Sol)The plans envisage a 30-storey residential block reaching 115 metres above sea level on the Istán road. The high rise block would be designed by Catalán architect Ricardo Bofill, thanks to negotiations with the developers that are in their final stages.

While several investment groups from Spain and further afield have shown an interest, this is the only definite project that has reached the local planning offices.

The site for the block would be near the Istán road, just over a kilometre from the coast, and not far from the Olivia Valere night club, Les Roches hotel management school and Manolo Santana’s tennis club. The project is for a solely residential building with a maximum of four luxury flats per floor.

Development madness turned Spain into the European country that created the most urban land between 2000 and 2006, according to a recent study by the European Environmental Agency (EEA). A series of satellite images show that over this period, Spain accounted for 24 percent of all newly developed land in the European Union, followed by France with 12 percent and Germany with nine percent.

Spanish Country 300x225 - The bright side of the property crisisThe subsequent economic crisis has served to slow down this trend, benefiting green areas and arable land, as well as some of the animal and plant species that live in them. But the real estate bubble has left behind enough land already classified as available to build on to last the next 35 to 40 years at an average annual pace of around 150,000 new housing units, according to the Public Works Ministry's Urban Information System.

That means there are 709,577 hectares of land that could still be rescued and returned to nature.

It is this great pocket of land that environmentalists want to win back by having it reclassified as green space once more, at least in cases where construction is not imminent. It will not be easy because money, or the promise of it, is at stake.
