300,000 square metres of new offices are expected to come on to the market in Madrid over the course of 2012

Madrid 300x225 - Spanish Office Market Goes DownAccording to an article published in Global Real Estate, the office market in Madrid appears to have taken a downward turn since the beginning of 2012. The vacancy rate in the Spanish city has been creeping up over the past few months, while a rising supply of such commercial properties coupled with falling demand is putting pressure on rents.

300,000 square metres of new offices are expected to come on to the market in Madrid over the course of 2012; however, demand is sliding, with many occupiers choosing to downsize due to the current economic climate.

On average, the rent charged for Spanish commercial real estate in Madrid's central business district is now nearly 40 per cent below its peak, and the organisation is forecasting prime rents will stand at 309 euros per sq m per year by the end of the first quarter of 2012.

Barcelona also made it into the top ten, ranked as the seventh most desirable location in which to have retail premises on the continent.

The Europa Square, according to Albert Viaplana’s Project, is shaped as the last nude in Llobregat’s direction of the squares sequence that, approximately each kilometer, marking the Gran Via de les Corts Catalanes.

The urban model of the Europa Square is a generous public space opened to each side of Gran Via in Barcelona which concentrates, with other buildings, 26 towers of tertiary and residential uses, publics and privates, between 15 and 20 floors. Tower 5 is located in the farthest crown from the Gran Via which runs half- undergrounded.

For all the buildings of this last ring, most of them public housing promoted by different clients, distribution laws in the master planning fix a maximum floor dimension of 24×24 m, as well as height in which should be located the first floor structure and the crowing point of the towers.

"The piece we had built was an object of public client’s competition in February 2005. In our proposal rescaling the tower according to its position as a piece in the limit with the consolidate fabric of Hospitalet trying to visualize with the building a movement between Europa Square and the blocks of 5 floors that form the surrounding".- says the architects Roldán + Berengué.

New Andalucian Property Legislation aims to legalize almost 300.000 buildings

The decree, which affects all of Andalucia, aims to legalise many of the buildings constructed on rural land. Nevertheless this still leaves a large number of properties that for one reason or another will not qualify for the legalisation process.

This has attracted the attention of potential clients from Scandinavian countries looking to buy property in the Axarquia area, especially around La Viñuela reservoir, according to a report in local Spanish daily La Opinión de Malaga.

Arch Daily, the world's most visited architecture website, chose Health Center Of Talavera for its Building of the Year 2011 contest.

Arquitecnica Architects Roberto Moreno Klemming and Peru Cañada Omagogeascoa, built the new Health center of Talavera de la Reina, Toledo, in the middle of a single family neighbourhood. A semi public path diagonally cuts through the building,ending in an open courtyard with the large staircase and the main entrance at the end. The main quality of this Plaza, however will be to led people into the building complex and provide orientation for visitors.

The lobby is conceived as a spatial continuation of the courtyard. Inside, the building is planned as a single, open space that offers a transparent landscape in three floors. All levels have sky-lit waiting rooms galleries open to the Plaza in a special interplay between inside and outside.

Luxury tourism plans will attract visitors from Russia, Persian Gulf and the U.S.A.

bendodo3 300x199 - Costa del Sol Elite CollectionElias Bendodo, president of the Tourist Board in Málaga, recently presented details of the Costa del Sol Elite Collection, which is aimed at bringing together tour operators and travel clubs for those with high purchasing power, transport, accommodation, leisure and the most select excursions.

Marbella will be the standard bearer of this product which will include private aircraft companies, chauffeur-driven cars, luxury hotels and beach clubs and individually-designed trips to places of interest in Malaga province.

"We will be the third corner of the triangle of the Spanish luxury sector, with Madrid and Barcelona", explained Mr. Bendodo.

The Costa del Sol Elite Collection will be officially presented in March at the Arabian Travel Market tourism fair and then at events which feature the most exclusive tourist attractions, such as the fair in Las Vegas in August and the ILTM in the French resort of Cannes.

This plan will also include familiarisation trips for agents from Arabia, Kuwait, Qatar and India; the latter, together with China, are the main markets to which this exclusive product will be marketed in the medium term.

Perhaps and hopefully, it’ll be just put into service, as happened to the Civil Government of Tarragona of Alejandro de la Sota because political representatives refuse to do any act, or perhaps, will be condemned to stay closed a few years more".

When you look at the images of this magnificent building and think about the money and energy spent in each brick, each corner of the two buildings that compose the Center, you're left with a disenchanted feeling. Thirteen million euros. Ten years.
