The Spanish housing market remained locked in a trough in 2013, six years after a massive property bubble burst.

23671122 1251066 foto 872872 - House sales fall for third year in a rowAccording to figures released by the National Statistics Institute (INE), the number of homes sold last year, excluding public housing schemes, fell 1.2 percent from a year earlier to 276,600 after falling 11.3 percent in 2012 and 18.2 percent in 2011. During the height of the boom over 800,000 houses were exchanged in a year. In December alone sales fell 11.0 from a year earlier to a new monthly record low of 18,619.

The only respite the market has had since boom turned to bust was in 2010 when sales increased 4.8 percent, driven by the purchase of new homes before the introduction of a hike in value-added tax.

It is now several years since the property bubble burst and it has taken several other sectors with it, resulting in situations that would have been unthinkable years ago. One of these is the Golf Hills Village development which is only 95 per cent completed, but which has now been put to auction. It is the first time in Spain that this has occurred with an unfinished development, but the situation is not as exceptional as it may seem. Since the year 2000 golf hills village - Unfinished Development in Estepona Goes Up for AuctionBNP Paribas Real Estate, which is handling the transaction, has carried out 148 auctions involving 11,800 properties and a figure of more than 500 million euros. The auction will have a reserve price of 7.3 million euros and those interested will have to make sealed bids for amounts higher than this in front of a notary. The bids will be opened on March 18th and the highest bidder will be able to take over the apartments and sell them on, or make whatever use of them they may wish.

The owner of the development is the Midamarta company, which is part of Caja Castilla la Mancha. This company began to acquire properties from the bank but they were transferred to the Fondo de Garantía de Depósitos de Entidades de Crédito (FGC) after the Bank of Spain intervened in the savings bank, towards the cost of the 1,300 million euros that had been used to save it.

From the architect. This is a humanized landscape of meadows, walls, ash, streams, a small-scale landscape, minimal, almost domestic, and where absolutely everything has yellow accents. In spring poke all yellow flowers. In the summer, the cereal, harvest, and the Castilian heat are yellow.

Fall only comes here in yellow ash, millions of tiny leaves that die in a lingering and dry yellow. In winter, yellow insists in glowing flashes of yellow lichen on the gray trunks of ash trees. And here the machines are yellow, the signs are yellow, all is yellow.

We bought a meadow in this landscape 15 years ago, and after 12 years of yellow contemplation, we decided to build a house there, a refuge, a piece of landscape as a frame, a small inhabited threshold with two views, east and west.

To the west, a nearby view of rocks, moss, brambles and ancient ash. And to the east, the distant dawn over the yellow mountains. This double view and the body finished the design of the house.

British expats, as well as German and Russian buyers, are helping Spain's property market out of the doldrums, with a lot of interest in luxury developments in Majorca.

House prices still fell overall - but Majorca bucks the trend, reporting property price rises of 4.8 per cent in the third quarter of last year, compared with the same period of 2012, according to the Spanish development ministry.

Three other regions reported prices rises in the House Price Index - Navarra, with growth of 2.8 per cent, Extremadura, up 2.2 per cent and Madrid, up 0.3 per cent. However, these figures fall far short of Majorca's growth, which estate agents say is boosted by foreign buyers, particularly those with a substantial sum to spend.

The performing arts center and opera house of Valencia was designed by the prominent architect Santiago Calatrava, who also created New York's World Trade Center Transportation Hub, scheduled to open in 2015, as well as many other international projects. It has also proven controversial in recent years because of ballooning budgets and technical glitches.

The Palau, which cost 478 million euros to build, opened eight years ago. A recent analysis by the Construction Technology Institute (Aidico) concluded that there is a "generalized failure of the ceramic covering's adherence" on 60 percent of the surface. The Valencian government commissioned this report after a section of the mosaic fell off on December 26, forcing the opera house to shut down and cancel performances.
