Improved confidence in the economy, a wide spread belief that property prices have finally hit rock bottom and more readily available financing are all helping encourage sales in Spain, according to experts.

7475962 1467178 foto 669147 300x225 - Good expectations for Spanish housing marketIt has been widely reported that the summer months saw a recovery in the country’s property market with some seeing sales increase by 8.8% in June compared with the same month in 2013.

Lending also increased, up by 19% in June 2014 compared with June 2013 and there was also a slight rise in prices which saw a 1% increase in the second quarter of 2104, the first quarterly rise for six years.

Before the economic crisis 40% of mortgages were taken out by immigrants. This has now fallen to only 3%. The average age of buyers has also gone up. The percentage of buyers younger than 25 has fallen from 16% to 3%. When it comes to investors, the volume of foreign investments is constantly increasing and 2013 saw a 16% increase on 2012. It is not uncommon for 80% of an estate agent's client base to be foreigners.

Frank Gehry has been bestowed with Spain’s prestigious Prince of Asturias Award for the Arts. The Canadian-American architect was chosen as the award’s 34th laureate “for the relevance and impact of his creations in numerous countries, via which he has defined and furthered architecture in the past half century.”

“His buildings are characterized by a virtuoso play of complex shapes, the use of unusual materials, such as titanium, and their technological innovation, which has also had an impact on other arts,” stated the jury. “An example of this open, playful and organic style of architecture is the Guggenheim Museum in Bilbao, which, in addition to its architectural and aesthetic excellence, has had an enormous economic, social and urban impact on its surroundings as a whole.”

There has been good news for the residential market in Spain with sales steadily increasing and now the country’s commercial property market, particularly in Madrid, is striding ahead.
Over the next couple of years, Madrid is forecast to be one of the best performing European office markets, after staging a strong recovery.

Historically, the Madrid office market has correlated closely with corporate performance and employment levels.

Prime rents reached their floor in 2013 and increased by 14% in the first half of 2014, to currently stand at €28 per square meter per month. Office investment has risen sharply, with volumes amounting to €700 million in the first half of 2014, compared with €400 million for the whole of 2013.

There has been limited development over recent years, which has helped to stabilise the vacancy rate at 11.5%. With limited development in the pipeline, a shortage of good quality stock is expected in the medium term, which is expected to lead to further rental growth.

From CH+QS Arquitectos: Sometimes one can die of success, and this is what was happening to Hub Madrid. Its main function, to be a coworking space for social entrepreneurs began to be seriously compromised by the success of the space for events. So, combining both worlds increasingly became more difficult. Thus it was decided to expand to an available floor on the same building, just above the Hub, and so appears HUBflat, a complement, a support, a bubble of concentration to defend and maintain the essence of the entrepreneurial community. And as in the original Hub, the floor was found intact from the 1950s.

Year on year property sales in Spain have increased for five months in a row, signalling that the residential real estate casas 300x117 - Property market is becoming stable in Spainmarket is becoming more stable.

The latest figures from Spain’s National Institute of Statistics (INE) shows that sales increased by 10% in July on an annual basis and by 9% on a quarterly basis.

The INE doesn’t break down monthly sales figures by nationality, but real estate experts point out that foreign buyers are driving the sales increase. This suggests that there is plenty of scope for further increases when local demand picks up with falling unemployment and easier mortgage lending.
