Foreign demand has continued to boost the Malaga province property market. Last year, it recorded a 28 per cent increase in real estate sales to non-Spaniards, according to home in Torrevieja 300x225 - Russian demand for properties in Spain has gone downfigures released by the Ministry of Public Works.

Of the 23,929 properties that were sold in the province in 2014, 9,190 were bought by foreigners, representing 38 per cent.

The sale of houses to foreign buyers has almost doubled in the past two years: from 5,140 in 2012 to 9,000 last year.

The good news is that last year purchases by Spaniards also rose by 29 per cent. But what is in “bad shape”, according to the president of the Association of Constructors and Developers, José Prados, is the demand for first homes.

The number of house sales in Spain increased 15.5% in February compared with the same month in 2014 – the largest rise in recent months – according to data released by villa in Mijas 300x200 - Number of property transactions in Spain has risen for six months in a rowthe National Statistics Institute (INE) on Thursday.

Property sales have now increased for six consecutive months as the market gradually begins to recover from the huge crash that hit when Spain’s housing bubble burst at the end of 2007. The rise can be attributed exclusively to a 50.4% increase in sales of existing homes – 21,613 of the 29,714 transactions carried out in February were of this sort.

In contrast sales of new homes dropped 28.6% compared with the same month last year, with just 8,101 operations.

Currency exchange rates are encouraging even more foreign buyers back to the Spanish property market and this is reflected in increased sales, especially in popular areas.

New legislation to relax the requirements for Spain’s golden visa which allows non-European Union buyers to gain citizenship if they invest in the real estate market is also set to encourage more buyers from overseas.

The golden visa, which was introduced in September 2013, has seen 530 foreigners granted a visa so far with the majority, some 490 people, doing this through putting at least the minimum of €500,000 into property. Most of the property investors have been Chinese, Russian or Arab with business entrepreneurs coming largely from the United States and it has earned the Spanish economy an estimated €700 million so far.

Valencia and Madrid have been named as potential property investment hotspots for 2015 as the country’s property market continues its recovery.

In Madrid official figures show that sales were up 17% in 2014 over 2013 and the city and surrounding region have seen their first property price rises since 2007.

 

It adds that as well as being popular with overseas visitors Valencia is a business and investment hub. Latest figures suggest that the number of property sales in Valencia has increased by as much as 30% compared to 2013 figures.

With property prices in Spain that have fallen significantly since the global financial crisis, many investors are seeing now as the perfect time to put their funds into Spain’s housing market.

It is now about a tenth of that, with the result that economists and investors alike are looking at Spain as being one of the last bastions of good value property in Europe.

The National Statistics Institute has confirmed that home sales are rising, up 8.8 per cent in June 2014 compared with a year earlier, while Spain´s society of notaries has reported that foreign buyers favour coastal areas. The breakdown of foreign buyers included 15 per cent Brits, 10 perr cent French, 9 per cent Russians and 7 per cent Belgians, according to the data.

A privileged area, surrounded by greenery, nothing to block the view, very few neighbours, top quality and an innovative design. Year on year property sales in Spain have increased for five months in a row, signalling that the residential real estate casas 300x117 - Property market is becoming stable in Spainmarket is becoming more stable.

The latest figures from Spain’s National Institute of Statistics (INE) shows that sales increased by 10% in July on an annual basis and by 9% on a quarterly basis.

The INE doesn’t break down monthly sales figures by nationality, but real estate experts point out that foreign buyers are driving the sales increase. This suggests that there is plenty of scope for further increases when local demand picks up with falling unemployment and easier mortgage lending.

Buying a home in Spain is cheaper than elsewhere in the EU.

apartments for sale in Spain 300x300 - The price of buying a home in SpainAs reported by an annual analysis on Spain’s real estate market conducted by Deloitte, the percentage of income spent by households on mortgage payments - rate of effort - has been steadily falling in recent years and currently stands at 33 per cent, as a result of the decline in house prices registered since the outbreak of the economic crisis.

Moreover, the average home price in Spain is 4.4 times the individual gross salary, compared to many countries in the European Union where prices are 6.1 times the individual gross wage and Britain and France, where the ratio is 8.5 and 7.9 times the individual income.

For the fourth year and compared to the rest of the country, homeowners in Barcelona and Guipuzcoa have had to spend a larger percentage of their income on mortgage payments, given the high price of housing in those provinces.

The Spanish real estate market experienced its first good news after a slump lasting over six years in the second quarter of 2014.

The Housing Price Index grew an average 0.8 percent compared with the same period in 2013, the numbers show.

Broken down by type of housing, the price of new homes rose 1.9 percent while that for existing homes grew 0.2 percent.

The drop in house prices had been slowing for several quarters, suggesting a gradual market recovery. The sharpest decline was registered in the third quarter of 2012, when prices dropped 15.2 percent compared with the same period in 2011.
