The Costa del Sol is still the number one choice in Andalucía by a long way when it comes to attracting foreign property buyers.

Fotolia 114355057 S - Seven out of ten properties sold to foreigners in Andalucía are located in Málaga provinceBetween January and July this year, there were 4,978 registered real estate transactions to non-Spanish purchasers in Malaga province, an increase of 16.9% on the same period in 2015.

According to official Spanish government data, this accounts for 70% of the residential properties sold to foreigners throughout the whole of Andalucía.

On a regional level, the number of properties bought by foreigners in Andalucía increased by 18.9% in the first six months of this year. The 5,973 transactions in the same period in 2015 rose to 7,105 sales in 2016.

Many owners of holiday rental properties are now rushing to register them as tourist accommodation in order to comply with new regulations which come into force on 11 May.

40808693 1777870 foto 122426 300x225 - Owners of holiday homes rush to comply with new regulationsThe number of applications to register a property on the ‘Registro de Turismo de Andalucía’ had increased by 705% by the end of April, according to Monsalud Galindo, the regional government’s Tourism delegate in Malaga. Between 1 January and 30 April, there were 1,736 applications to register rental properties, compared with just 246 in the same period of 2015. Next Wednesday is the first day that registration numbers will be assigned, enabling owners to rent their properties legally.
The new decree states that any property in Andalucía must be registered if it is habitually rented out for holidays at a price set by the owner and is marketed through tourism channels such as travel agents or online platforms.
