Property sales in Spain increased by 12.6% in May compared with the previous month, with the Balearics seeing the biggest increases, according to the latest data from the National Statistics Office.

house in Marbella 300x225 - Rise in Property Sales in SpainThe data also shows that new home sales were down 8% from a year earlier and second hand homes up by 16% which could be good news for those who have been unable to sell.

The biggest annual increases in May were in the Balearics with a rise of 33.1, Cantabria was up 30.4%, Andalucia was up 10.7% and Catalonia was up 3.1%.

The biggest decreases were reported in Castilla-La Mancha with a fall of 15.2%, Galicia with a fall of 6% and Comunidad de Madrid was down 5.5%.

Meanwhile, the latest figures from the General Council of Notaires shows a sharp rise in the number of Chinese buyers in Spain, suggesting that they are responding to the golden visa rules which grant citizenship to non European Union nationals who invest a minimum of €500,000 in real estate.

From the architect. Light, volumes, spaces and views. Single-family dwelling with swimming pool, next to a golf course. The orientation and the integration of the pine grove are the starting points. A series of volumes of different materials are created to delimit outer spaces. These volumes structure the house in such a way that the house and its environment constitute a continuum, with a high level of comfort and habitability. Concrete is the main material, and it is articulated with white sections, or with wood finishes. The house closes in inwardly, away from the street, and opens up on the garden side, with views of the tree grove in the golf course, and facing the sea.

A project designed by two Spanish architects has won a UN competition to create sustainable solutions for mass urban housing. Recooperation, presented by María García and Gonzalo Navarrete of architectural firm Improvistos is a project to revitalize the run-down Orba neighbourhood in Alfafar, in the southern outskirts of Valencia (Spain), which was built in the 1960s to house the families of workers employed in a nearby timber plant that has since closed, prompting an exodus from the area.

Improvisto’s project is based on the principle of cohousing, an approach that is popular in Scandinavia, where communities consist of private homes with shared facilities, and where residents play an active role in how the community is designed and managed.

Sant Gervasi is a pleasant, but densely inhabited neighbourhood in western Barcelona. When the city council decided to expand its 40-strong network of public libraries, the local outfit BCQ Arquitectura Barcelona won the competition by having their cake and eating it too: namely by designing a building which preserves the little green public space there is, all the while creating a new social hub.

Home prices in Spain fell 4% in May compared with a 10.4% drop recorded in May 2013, indicating that the market could be nearing the bottom.
The data from the leading valuations company Tinsa index also shows that this was the lowest annual drop in May since 2008.

Madrid saw the smallest fall at 3.3% and other large cities also saw smaller than usual price declines.

Recently released figures from the National Institute of Statistics showed a 1.6% annual decline in prices recorded in the first quarter of the year compared to a 7.8% annual decline in the fourth quarter of 2014. On a quarterly basis prices fell 0.3% compared to a 1.3% drop in the fourth quarter.

The idea of situating and relating a series of objects in the landscape of Almadén, in Ciudad Real (Spain): Dwelling, Chapel, Hunting pavilion and Guard´s residence, gave the project a dual significance: in addition to the close relationship between landscape, objects and itinerary -between space and objects-, each item had to provide a different response with different emphasis, from the most symbolic to the most silent or private. The unifying thread was to be the concept of the fold: the fold as a hidden generator of different spaces.

To find solutions for properties built on land not zoned for construction but which has been subject to subdivision and can therefore not be included in Decree 2/2012 which relates to making properties legal, and those properties for which the works licences have been annulled. These are two of the objectives of the embalse de la viñuela malaga 300x230 - Seeking a solution to the problem of illegal homes in La AxarquiaSave Our Homes Axarquía association – Salvemos Nuestras Casas en la Axarquía (SOHA) in Spanish - which is formed by about 400 foreign residents who own illegal properties, in a series of meetings it has begun with the Junta de Andalucía’s general planning directorate to look for solutions to the problems of illegal houses.

The president of SOHA, Philip Smalley, who is also a Partido Andalucista councillor in La Viñuela, and the association’s secretary and town planning councillor in Alcaucín, Mario Blancke, had a meeting on 19th June with the general director of the planning directorate, Rafael Márquez, to discuss the problem of houses which have been built on land not zoned for construction which had been illegally subdivided. According to article 185.2 of the Law of Urban Planning of Andalucía (LOUA), there is no time limit after which the authorities can no longer demand that the land be returned to its legal state and this means that the owners cannot hope to make their properties legal.
