Property pundits have been concerned that sales of newly built Spanish homes appear to be low, contradicting the notion that a solid recovery is in full swing. The only residential complex in Europe to be given an LEED Platinum certificate, one of the most prestigious sustainable building certifications in the world, is in the Madrid dormitory town of Tres Cantos.

Consisting of 80 resource-efficient apartments, Arroyo Bodonal was begun 13 years ago and is now inhabited by 225 people, mostly in the 33 to 43 age bracket, who have paid between €127,000 and €350,000 for a home there.

Modestly priced, the project has succeeded in exploding some of the myths surrounding sustainable construction, while reopening the debate over whether building green homes is a viable option in Spain.

Eight years after Spain’s property market crashed, house sales continue to increase, with a three-year high registered in June as some 36,856 homes changed hands, up 19.5% from the same homes for sale in Torrevieja Alicante 300x200 - Spain’s housing market continues to show steady signs of recoverymonth in June 2015.

Building on the growth seen in April and May, sales for the first half of 2016 were the best since 2010.

However, growth is largely restricted to five major cities and their surrounding areas: Madrid, Barcelona, Alicante, Malaga and Valencia. Total sales for the first half of the year were 207,593.

Residential construction is partly driven by foreign investment, which is pouring into developments in Madrid and Barcelona; a jump in building permits points to more growth to come. Construction and real estate accounted for more than a third of the nearly €22 billion ($24 billion) of foreign investment in Spain in 2015, Economy Ministry data shows.

Is a weak pound and the uncertainty accompanying the Brexit vote having or likely to have an impact on the British demand for property in Spain?

It is also expected that the buying pond for British owners wishing to sell and return to the UK may also evaporate somewhat in the short term.

However this is not a view shared by those on the ground. Gary Oliver, sales director of Remax property agents, thinks not.

“We do expect some buyers may hold off to see what the coming weeks and months will bring but with little long term impact,” he says.

Residential property sales in Spain increased by 23.6% in May year on year, the highest figures since January 2013, the latest official figures show.

However, sales did fall back slightly from the year on year figure of 29% recorded in April.

The second hand market and, to a lesser extent, sales of new homes, were responsible for the May increase, up by 26.7% and 12% year on year respectively.

The data also shows that in the first five months of the year home sales increased by 15.8% compared with the same period of 2015, with second hand homes up 21.9% but new house sales down 3.4% over the five months.

Month on month sales growth has slowed. Compared with April sales in May 2016 were up by 3.5% but this was the lowest increase registered in this month in the past five years.

Spanish acting Prime Minister Mariano Rajoy has shown his clear opposition to Scotland’s ambition to remain part of the European Union despite the UK’s recent decision to leave.

While he did not mention Catalonia, the caretaker PM has the northeastern Spanish region clearly in mind, as Scottish membership in the EU would set an example for Catalan separatists.

Rajoy’s Popular Party (PP) and other Spanish mainstream parties opposed to Catalan independence have often used the argument that an independent Catalonia would be automatically kicked out of the EU club.

The Spanish leader, who won a repeat national election on Sunday and is hoping to secure enough support to get himself reinstated for four more years, said he is “radically opposed” to the idea of negotiating Britain’s exit with anyone other than the British government.

The United Kingdom's exit from the European Union is a terrible piece of news for the Costa del Sol, where the British are its biggest and most important customers, and also some of the highest spenders. From now on there are just unknowns and a lot of nervousness.

brexit 300x210 - The effect of Brexit on the Costa del SolLast week, the president of the CEA (Andalusian Employers' Association), Javier González de Lara, warned that Britain leaving the European Union would have serious consequences for the Spanish economy, with tourism, although not just tourism, being the main loser.

Since the referendum there's been a 10% fall in the value of the British Pound. This means that Britons' holidays in Spain have become more expensive overnight as, although the Euro has also fallen, it hasn't done so as much as the Pound. This will mean less tourists will visit and less buying power for those that still come. The current average daily spend by the British is 105 euros, higher than the Germans (101 euros) and the French (80 euros).
